Best Areas to Live in Cairo Near International Schools
In a city as large and traffic-congested as Cairo, neighbourhood selection is one of the most consequential decisions a relocating family will make. A poorly positioned home relative to your child's school can mean daily commutes of an hour or more in each direction — a grind that quickly erodes family wellbeing regardless of how good the school is.
This guide covers the five main areas where expatriate families with school-age children choose to live, the international schools accessible from each, the residential character of each district, and what property buyers can expect.
Maadi
Overview
Maadi is Cairo's most established expatriate neighbourhood — a leafy suburb on the east bank of the Nile, approximately 12 km south of central Cairo. Its wide, tree-lined streets, abundance of villas and low-rise apartment blocks, international supermarkets and thriving café scene have attracted diplomatic families, NGO staff, academics and corporate expatriates for decades.
Maadi is divided into several sub-areas. Sarayat El Maadi is the oldest and most prestigious, with large villas and mature gardens. Degla Maadi is the modern expat core — filled with apartment buildings, international schools, gyms and family-friendly restaurants. New Maadi is more commercial and younger in character.
Schools in or Near Maadi
- Cairo American College (CAC) — Located at 1 Midan Digla, Maadi. The area's flagship American-curriculum and IB school. Within walking distance of Degla Maadi apartments.
- Maadi British International School (MBIS) — A British-curriculum school offering primary through IGCSE, well-regarded for pastoral care.
- Cairo English School (CES) — Has a Maadi campus alongside its New Cairo presence.
Property
Maadi offers a mix of villa rentals and apartment purchases. Buying in Maadi is attractive for families who want an investment property with strong rental demand from the expatriate community. See /guides/best-areas-to-invest-in-egypt for investment context and /listings for current Egypt listings.
Commute Note
Maadi to central Cairo: 20–35 minutes off-peak; 45–60 minutes in morning rush hour. To New Cairo: 25–35 minutes via Ring Road in good traffic.
New Cairo and Fifth Settlement
Overview
New Cairo — encompassing Fifth Settlement (El Tagamoa El Khames), Third Settlement and El Rehab City — has become Cairo's largest growth area for middle-to-upper income Egyptian families and expatriates since the 2000s. Modern gated compounds, wide roads (by Cairo standards), international supermarkets and a growing leisure infrastructure make it increasingly self-contained.
Fifth Settlement in particular has a high density of international schools and is the location of choice for families who prioritise modern housing and new school facilities over the character of older districts.
Schools in or Near New Cairo
- International School of Choueifat Cairo (ISC) — Located in Katameya, New Cairo. Cambridge IGCSE/A Level and American curriculum via SABIS.
- Modern English School Cairo (MES) — British, American and IB programmes on one campus.
- GEMS International School Cairo — IB World School with PYP, MYP and DP; opened 2022.
- Cairo English School (CES) — New Cairo campus.
- New Cairo British International School — Mid-tier British curriculum; strong primary.
Property
New Cairo has the widest range of new-build property in greater Cairo, from apartments in mixed-use developments to standalone villas in gated compounds. Off-plan opportunities are particularly active. See /guides/off-plan-vs-resale-property-in-egypt for guidance.
Commute Note
New Cairo to central Cairo: 30–60 minutes in peak traffic via Ring Road or Suez Road. Internal commutes within New Cairo are manageable; crossing to the west of Cairo (6th October, Sheikh Zayed) is long.
Heliopolis and Nasr City
Overview
Heliopolis (Masr El Gedida) is one of Cairo's oldest planned suburbs, built in the early twentieth century with wide boulevards and distinctive architecture. Nasr City is adjacent — a busier, more urban district. Together they form a large residential area northeast of central Cairo, close to Cairo International Airport.
Heliopolis is popular with families who value proximity to the airport (useful for those who travel frequently for business or maintain ties abroad), reasonable property prices compared with Maadi or Zamalek, and good transport links across the city.
Schools in or Near Heliopolis / Nasr City
Several international and bilingual schools operate in this zone, though it lacks the concentration of flagship institutions found in Maadi or New Cairo. Families in Heliopolis often use school bus services to access schools in other districts. Check current availability of school buses from specific buildings before committing to a property.
Property
Heliopolis offers larger apartments and older villas at somewhat lower prices than Maadi. The area is well-established with strong rental demand from Egyptian professionals and mid-tier expatriates.
Commute Note
Heliopolis to central Cairo: 30–45 minutes. To Maadi: 40–60 minutes. To New Cairo: 25–40 minutes via Ring Road.
Zamalek
Overview
Zamalek is an island in the Nile, connected to the east and west banks by bridges. It is central, cosmopolitan and home to a disproportionate number of embassies, cultural institutions and international NGO offices. The atmosphere is European in character — densely urban, walkable, with excellent restaurants and galleries — but also expensive and traffic-constrained during peak hours as bridge access becomes a bottleneck.
Zamalek is best suited to families where one or both parents work centrally and commute pressure to school is managed through an early-start school bus. It is not the first choice for families who want to live close to their child's school.
Schools in or Near Zamalek
No major international school campuses are located on the island itself. Families use school buses to Maadi, Heliopolis or other districts. Journey times by bus can be 45–75 minutes depending on routing and traffic.
Property
Zamalek property — particularly apartments in older buildings with Nile views — is among Cairo's most sought-after and expensive residential stock. It appeals strongly to buyers who want a premium central Cairo address with cultural amenities, and who are comfortable managing the school commute separately.
New Administrative Capital (NAC)
Overview
The New Administrative Capital is a purpose-built government city approximately 45 km east of central Cairo. Construction has accelerated since 2015, with government ministries, the new presidential palace, diplomatic headquarters, corporate headquarters and residential compounds all operational or in advanced stages of completion.
Families relocating to the NAC are typically working in government ministries that have moved there, in corporations that have established NAC headquarters, or in roles specifically tied to the new city's development. It is a distinct relocation context from a posting to established Cairo.
Schools in or Near NAC
- CADMUS International School — The primary international option in the NAC, using the SABIS Educational System alongside Cambridge qualifications. Purpose-built campus within the NAC residential zones.
Additional international school capacity is planned for the NAC; verify current options directly with the city's educational authority and with your employer's relocation team.
Property
The NAC offers new-build apartments and villas in compounds at a range of price points, with significant off-plan development. Property in the NAC is an increasingly discussed investment category in Egypt. See /locations/egypt and /listings for current options.
Commute Note
NAC to central Cairo: 45 minutes or more by road; future metro links are planned. For families working in the NAC, living within the NAC residential zones is strongly advisable to avoid a punishing daily commute.

Frequently asked questions
Which area of Cairo is best for expat families with school-age children?
Maadi is the long-established answer — it has the highest concentration of international schools per square kilometre and a calm, green, walkable character that suits families. New Cairo (Fifth Settlement) has grown rapidly and now rivals Maadi for school choice, with newer facilities and modern compounds. The best answer depends on your target school and lifestyle preferences.
How bad is the Cairo school commute?
Cairo traffic is among the most congested in the Middle East. A commute that looks like 20 minutes on a map can take 45–60 minutes in morning peak traffic. Most families opt to live within the same district as their child's school. School bus services exist for most major schools but add cost and can involve early starts.
Is Zamalek suitable for families with school-age children?
Zamalek is popular with diplomats and senior professionals for its central location, Nile views and cosmopolitan atmosphere, but it has few international schools on the island itself. Families in Zamalek typically use school buses to Maadi or New Cairo campuses, which can mean long journey times in traffic.
Are there international schools in the New Administrative Capital?
Yes, though the offering is currently limited compared with Maadi or New Cairo. CADMUS International School, which uses the SABIS Educational System alongside Cambridge qualifications, is operational in the NAC. More campuses are planned as the city's residential population grows. Families working in government ministries or corporations relocated to the NAC are the primary market.
