What is the UAE Golden Visa?
The UAE Golden Visa is a 10-year renewable residency permit that allows foreign nationals to live, work and study in the UAE without requiring a national sponsor. It was introduced in 2019 and expanded in 2022 to cover more categories and lower some thresholds.
How much do I need to invest in UAE property to get a Golden Visa?
The minimum property value for the UAE Golden Visa real estate route is AED 2,000,000 (approximately USD 545,000). The property must be fully paid — mortgaged properties are eligible only if the mortgage is with an approved UAE bank and the property value exceeds AED 2M.
Does the UAE Golden Visa lead to citizenship?
No. The UAE Golden Visa grants 10-year renewable residency, not citizenship. UAE citizenship through investment is essentially unavailable — it is granted only in exceptional cases by presidential decree. If citizenship is your objective, a Caribbean citizenship-by-investment programme is the main route currently available (note that Malta's investor citizenship route was struck down by the European Court of Justice in April 2025, so there is no longer a direct EU citizenship-by-investment programme).
Can I include my family on a UAE Golden Visa?
Yes. UAE Golden Visa holders can sponsor their spouse and children (of any age, if unmarried and not employed) on the same Golden Visa residency. Domestic staff can also be sponsored without the usual restrictions that apply to standard UAE residence visas.
Is there a minimum time I need to spend in the UAE with a Golden Visa?
No minimum stay in the UAE is required to maintain a Golden Visa. Unlike a standard UAE residence visa (which expires after 6 months outside the UAE), a Golden Visa holder can remain outside the UAE indefinitely without the visa lapsing.
